BSC principal engineers are some of the most experienced and knowledgeable engineers on the planet.  They average over 36 years experience in life cycle performance engineering.  We are not only some of the first environmental engineering graduates from Europe, we are also hands-on engineers having tested thousands of energy systems as well as chiller plants and boiler plants throughout every stage of operation.  We understand how systems work, or don’t work, and no one knows better how to truly integrate the systems into a building.

APPROACH/PROCESS:


BSC’s process begins with defining the Client’s detailed Life Cycle Performance (LCP) requirements.  We ask the Client basic questions such as – how long do you want the systems to work for and how much maintenance can you handle now and in 5 years and 20 years from now.  The detailed answers to these and other questions allow us to develop a detailed set of LCP requirements for the systems to meet.


Once these detailed requirements are established, we write them down, in plain English, in a document we call the Detailed Design Intent or DDI.  The DDI integrates the Client Brief, the Basis of Design and the Design Intent and clearly defines details of how and why the systems and equipment selected will meet all the Clients detailed LCP requirements.  Combining the DDI with an accurate computer building performance simulation program from the earliest design stage enables optimum systems selection, sizing and integration.  We believe this is also essential for every project initiating BIM.
